Newport Housing Site Redevelopment

GBBN collaborated with a joint developer team of Towne Properties, Al Neyer Inc, and North American Properties to create a conceptual design as a response to the City of Newport Housing Authority's RFP for redevelopment of property along the Ohio and Licking Rivers.
The design addresses key points of traffic control, creation of public green space, sight and view corridors from within and beyond the site, while incorporating the levee floodwall and creates a Mixed-Use district offering residential, retail, office and hotel properties, all with an integral parking strategy. Initial proposed program includes 450 residential units, 200,000sf office, 60,000 sf retail. A diverse palette of residential products include a drive toward affordable housing and multiple types of lifestyles by townhomes, low-rise flat condominiums and apartments, and luxury high-rise condominiums.
The approach to create a phased development that could respond to market demands, but establish an identity to the development site within an initial offering. Redirection of traffic by improved arteries and a joining of Kentucky Routes 8 and 9 allow commercially scaled development along the perimeter of the site, and a residential development to the interior. The creation of pedestrian-scaled streets and connectors to green space along Commonwealth Boulevard and James Taylor Park to the north, and to Monmouth Street and Newport on the Levee as commercial district amenities allow this design to support it's density without compromising the existing fabric of the city.
