GBBN was selected by 3CDC to design the upgrades for the building’s Core and Shell, in order to recruit tenants to give this historic structure a new presence in the northern segment of Over-the-Rhine’s Gateway Quarter on Vine Street. Our team worked closely with local and state historic preservation consultants in the documentation, review and award of Historic Tax Credits.

The first floor houses a restaurant that engages a courtyard space accessible from Vine Street, and the upper floors are designed as commercial office space. The three-story building includes a 20’ clear upper story where GBBN designed a mezzanine office level, in a space that once held a boxing ring where Cincinnati native Ezzard Charles competed. GBBN designed the building improvements to stabilize the building with the addition of an elevator and restroom core in a hidden corner, which allowed the existing floor area to be maximized for tenant space, and served to minimize the visibility the addition itself.
