The design addresses key points of traffic control, public green space, sight and view corridors, incorporation of the levee floodwall, and creation of a Mixed-Use district offering residential, retail, office and hotel properties, and integral parking.  A diverse palette of residential products includes a drive toward affordable housing and multiple types of units including townhomes, low-rise condominiums and apartments, and luxury high-rise condominiums. 

The phased development responded to market demands, designed to establish an identity to the development site within an initial offering.  Redirection of traffic patterns allows commercially scaled development along the perimeter of the site, and a residential development to the interior. The creation of pedestrian-scaled streets and connectors to green space along surrounding boulevards, and close proximity to Newport on the Levee entertainment district allows this design to support it's density without compromising the existing fabric of the city.
