GBBN partnered with the Port Authority to define a vision of a 30 acre property, and former retail mall from the 1950’s into a contributing Mixed-Use neighborhood with opportunities to Live, Work, Shop and Play.

The process was initiated with Community charrettes to establish a shared vision to establish a sense of place, specific community needs, and vision for a density model appropriate for the scale of the property.

The planning of the site leverages traffic visibility and recreates a street grid through the site, creating a town square and commons as a shared community lifestyle amenity, as a destination of a pedestrian-oriented neighborhood with offices, service retail, and residential. Building concepts are designed to activate the space and respond to an untapped market in this area of Cincinnati – where new multi-family apartments and modern, flexible office space is otherwise difficult to find.

GBBN remains involved in the project, working with the Port Authority and commercial real estate brokers in tenant attraction that will be catalytic to other developers on nearby sites, including the Port’s plan for a technology-based office park expansion nearby, and the next phase of a highly-successful single-family residential neighborhood completed 4 years ago.
