The 5-acre South Broadway Arts District is sited on the edge of the University of Kentucky campus.  The campus gateway mixed-use development was initiated by the UK College of Arts’ desire to renovate and restore the Reynolds Building, a historic tobacco warehouse that serves as studio space for the college.

Combining University program and commercial development in a public-private partnership, the plan includes the Reynolds Building, a Conference Center and Hotel, retail galleries and cafes featuring artwork by students and local artists; retail and commercial businesses; student and market-rate housing; and a new structure for the College of Arts.  Structured parking encourages a pedestrian-friendly environment, and enhances existing student traffic-patterns.  The project capitalizes on the principles of sustainable design by preserving several significant buildings, and creating ample green space for active and passive programming.
