Northern Kentucky University solicited planning and design support to create a vision for the 8-acre parcel that is arranged parallel to the University’s main vehicular entrance – The NKU Gateway. GBBN considered the site development options that created an immediate visual identity for the University, yet provided a flexible planning framework that would allow for the highest and best use of the land as it developed over time.

Utilizing the Nordic theme of the University’s mascot as departure, GBBN created three wholly different schemes to arrange the programmatic elements on the site that leveraged the University’s core strengths against that of the highest commercial yield in the Northern Kentucky market – Allied Health, Technology, and Transportation. The result was presented as three compelling development strategies that would attract students, tenants, and patronage to a sustainable mixed-use destination.
