Recognized in 2010 by the American Planning Association as one of the ‘Great Neighborhoods in America’, Cincinnati’s Hyde Park is a vibrant, walkable commercial district dating to 1892. Churches, parks, schools, and some of the city’s most desirable single-family homes line its gracious avenues, yet multi-family buildings with modern amenities are in short supply.
The Z shaped site design leverages the location and capitalizes on the neighborhood’s walkability. Offsets in the plan break down the scale while providing dramatic corners that create unique, light-filled interior spaces, sheltered balconies, and dramatic exterior sightlines. The drive-thru porte-cochere enhances circulation and incorporates a separate entrance to below-grade parking. The landscaping, manicured semi-private terraces, and units at the street level with walk-out porches keep both building and residents engaged with the community.
Material selections were inspired by, and relate to, the immediate neighborhood. The palette of warm stone, texture, and accents of ipe wood? serve as a clean and contemporary response to the area’s historic homes and commercial buildings. The use of traditional materials like stone and wood create a warm and a contemporary interpretation of multi-family living that integrates well into this 19th century neighborhood.
