Across the nation, people are transitioning from suburban areas to city centers for access to the many benefits of urban living.  This project made downtown living credible in Cincinnati’s Central Business District, as the first ever large-scale condominium conversion.

GBBN worked with Miller Valentine to convert the existing Polk Building into 114 residential units.  Park Place at Lytle offers easy access to Fountain Square, shopping, arts and entertainment, and the riverfront – all within walking distance, as well as incredible river & city views. 

GBBN completely transformed the interior of the building into ‘soft loft’ condominiums and compelling common areas.  Prior to the feasibility studies GBBN performed, the developers were unaware of the area well in the center of the building, which was opened into a 10-story atrium activated with bridges for access to living units.  The units also benefit with windows into the natural light of the atrium, in addition to the exterior.
